Wind, Hail and Mold

Like many Texas residents, you probably paid little attention to your Texas Homeowner’s Policy until you had to use that coverage to pay for wind damage, flood damage and the mold on the walls and ceilings inside your home. Here’s what you should know about coverage for those damages.

When it comes to wind and hail coverage, insurers can exclude coverage for some losses. Many insurers exclude coverage for wind and hail if your home is on the Gulf Coast, so be aware of that, especially if you are in an area prone to strong winds. Coastal residents may be able to purchase a separate policy for wind coverage through the Texas Windstorm Insurance Association (TWIA), which provides coverage in 14 coastal counties and parts of Harris County on Galveston Bay. However, not every home will be eligible for this coverage, and you may also be required to have flood insurance.

Where hail storms are common, insurers often provide actual cash value for hail damage, which pays for the damage minus depreciation. If the property is old and in poor shape, the amount you will get under that type of policy will not cover the replacement cost of your roof or other damaged item.

As for mold damage, most insurance policies pay for the removal of mold only as part of what they pay for property loss caused by water damage that is covered by the policy. Some insurers also cover sudden and accidental water leaks.

Most Texas policies also cover other damages that often occur during or after a major storm, including losses caused by fire, lightning, smoke, theft or vandalism. However, under most Texas policies, you’re not likely to be covered for flooding, absent a specific policy covering that. Nor will you be covered for wind damage to trees or shrubs, or damage from ongoing water seepage.

If you are in an area prone to flooding, consider purchasing flood insurance from the National Flood Insurance Program, which is administered by the Federal Emergency Management Agency (FEMA).
